The Saskatoon real estate market remained highly competitive in April 2026 as strong buyer demand continued to meet limited housing supply. While inventory saw a slight improvement compared to earlier months, conditions still heavily favored sellers across many price ranges.

Home prices stayed near record highs, sales activity remained above long-term averages, and buyers continued facing intense competition heading into the busy spring season.

After reaching an all-time high in March, Saskatoon’s residential benchmark price adjusted slightly in April to $433,200 — still sitting 3.3% higher than April 2025.

Despite small month-to-month fluctuations, overall pricing trends remain very strong due to continued demand and a shortage of available homes.

📈 The Saskatoon market continues showing long-term price growth, especially in detached homes and properties priced under $600K where competition remains strongest.

Saskatoon recorded 450 residential sales in April, marking a 2% increase year-over-year and sitting 12% above the city’s 10-year average for the month.
